If that sounds at all like you, then let’s chat. Maybe you have never invested into a development before. That’s fine, we can help and see if there is a good match for both of us. We would only proceed when both sides are comfortable and we are aligned. All our partnerships to date have been rewarding for both sides.

Here’s a few Indicators of how we operate:

  • Our primary investor (senior debt) will always be institutional finance such as a major bank. RBS and HSBC have funded our previous schemes.
  • We like private investment to augment this and provide flexibility.
  • You can invest with confidence knowing that both the scheme as well as the company and Directors have been through a detailed vetting and approval process by a leading bank.
  • We prefer loan agreements, but we are open to other approaches such as equity-based investment.
  • All agreements will be fully signed off legally.
  • We are flexible in discussing security (charge on assets to protect your risk).

  • We will provide regular updates regarding planning, detailed appraisals, construction and financial progress against budgets and other milestones.
  • We manage our projects on a turnkey basis from site acquisition, planning and design, construction to marketing and selling. We don’t outsource construction, so we are the principal contractor as well as developer. That means we keep a tighter control on our timescales, quality and spend.
  • We spend much of our time upfront during the detailed appraisal and due diligence stage. All our estimates are double and triple checked. This process will be fully finished and validated before reaching out for private investment.

  • Our Construction Director, Jonathan is an experienced and highly talented builder with almost 20 years’ experience in both development as well as building projects as principal contractor. He project manages each scheme directly and is on site every day leading the troops at the sharp end and to protect our joint investment (see bio under Distinctive Family).
  • Our Commercial Director, Richard has had a board level corporate career with global fortune 500 companies. He is now a serial entrepreneur with majority and minority interests in a number of companies. He has been involved in property for over 20 years and understands how to grow businesses with financial diligence and risk mitigation. (also see bio under the Distinctive Family).
  • We are experienced, astute, diligent and meticulous in our planning and execution. We understand our market and we know how to maximise the return on investment and deliver value for our partners.
  • Development of course has risks, but we can minimise this with a prudent approach to site appraisals, planning and cost management.
