Here are some examples and an overview of the type of land that we look for:
- 30 miles around Stamford, Lincolnshire i.e. Rutland, south Lincolnshire, north Cambridgeshire, east Northamptonshire and east Leicestershire
- Plots of up to 0.5 hectares with planning to suit schemes of 3-10 residential units
- Larger plots without planning up to an hour’s drive from the Stamford/Rutland area
- Barn conversions – single barns or large farmyards
- Sites in good towns and villages preferred for mid to high end housing
- Single and twin plots with potential for high value housing
- Sites recently granted planning or with refused and expired planning. We can often find ways of revitalising and improving these schemes
- Brownfield sites eg ex commercial/industrial buildings or residential such as garage blocks
- Out of character/non conforming sites eg an old garage/car showroom or workshop in a residential area. In this case we would have a confidential discussion with the owner about potentially selling and will help to find alternative more suitable premises
- Large back garden or side plots. In some cases more than one garden may be needed which can get complex, but we can discreetly deal with these issues, broker a deal with your neighbours and remove the hassle
- Edge of settlement or infill land in towns and villages. We can quickly advise if planning is possible
- Commercial buildings, that we might look to convert, most likely in or near town centres

It can be tough to know who to listen to and there are often a lot of conflicting opinions when it comes to land and values. As a local company, our reputation is our most important asset and we commit to being fair and transparent in our dealings with landowners (as we are with everyone). Our approach is to get to know each other and understand what you want. From there, we share our plans and financials in an open book approach.
Building relationships like this has worked well for us and ensures that we work in partnership and not on a purely transactional basis. It also allows us to be more creative and in most cases we can design schemes that get more value from the land than others. Win win deals always work best and this means that we can pay a fair price for your land. If it’s not going to work for us, we will tell you right away.
If you are considering obtaining planning yourself, we encourage you to talk to us first. As a developer and builder, we so often find that approved schemes are inadequate and either don’t meet our requirements or don’t optimise value. Therefore, we have to submit new plans and this is a waste of time and money. Furthermore, we are happy to take on the planning risk, as developers that’s what we do. With the knowledge we have of navigating the planning process, we are comfortable making that investment (which sometimes can run into very large sums) and taking on that commitment.
We will always ensure that the end result is sympathetic to the local area and we operate carefully, respectfully and with discretion with regard to any local neighbours’ concerns and objections. This will also take the focus away from you as the landowner.
